Vince Graham and the I’On group have established themselves as the “good guy” developers in Charleston. With their latest project, Mixson, they’re ambitiously hoping that all of the homes in this Park Circle subdivision will be certified by the Leadership in Energy and Environmental Design’s LEED for Homes program as models of energy efficiency and environmental responsibility. With 950 units, Mixson is currently the second largest LEED-H project under consideration in the nation. Multi-use, high-density developments encourage walking and transportation options other than single-passenger vehicles — and if the tri-county area completes a light rail commuter line, Mixson will conveniently fall right in its path. “As people move farther out to find affordable homes, they spend much more time and money commuting to work,” says Alys Campaigne, vice president of marketing and strategy for I’On. Not only will the homes be built with environmentally friendly products, they’ll be extremely energy and water efficient. And they start in the mid-100s, which sounds cheap these days for Charleston.
